Couldn't finish, and I usually love her books! Characters were shallow and annoying. Addison was immature and hard to like. Dialog was choppy. Many inconsistencies throughout. This is my first book review, but was so disappointed I just had to write one.

The H was supposed to be with put togetherish self made man but most of his thoughts and even actions felt childish. He also didn't scream alpha for me so that was a turn off. Then there was the whole assistant thing that felt like it was supposed to be an aspect of the plot but went no where..also talk about an sudden stop...it was over out of no where. It was rushed and messy.

Thoroughly enjoyed this, as I have the other books in this series. Max finds himself thrust into fatherhood unexpectedly when his ex shows up and basically dumps their year old daughter on him. I'm impressed that he takes to his new role so quickly, even if he flounders a little at first. Addison is the new nanny. She's lost everything. Her job, boyfriend and the role of nanny is perfect for her. Max and Addison fight their attraction for one another, until they can't fight it any longer. Dylan, Max's daughter is adorable and some of the antics that take place in the book had me laughing out loud. Loved it.

Very predictable and heavy handed. I will forget I read this a week from now. The sex was plentiful, but not all that hot or enjoyable. The hero and heroine were so perfect, they were boring. It's not bad book. It's a so-so one.

Kendall Ryan's latest standalone novel, The House Mate, offers great chemistry and an honest love story between two incredibly likable protagonists. Max and Addison are two lonely people who bond over Max's adorable (and unexpected) young daughter.

Max Alexander is a successful businessman with a great family, close friends, and his pick of women. He suffers no hesitation in his lifestyle, taking every challenge head on. One challenge he never expected was becoming a single father to a one-year-old daughter, Dylan. When an ex he hasn't spoken to in about eighteen months shows up at his home with Dylan in tow, a duffel bag, and a one-page note explaining she can't handle parenting anymore, Max is suddenly thrust into parenthood.

We don't see much of Max's first hours or days with Dylan. He takes to caring for a baby quite easily, without any serious (or comic) missteps. Author Kendall Ryan missed an opportunity for some levity by not sharing some of these early moments: first diaper change, building a crib, first meal, etc. Did his mom come over and teach him? How did his buddies react?

After being unceremoniously dumped by her live-in boyfriend, Addison finds herself desperately in need of a job and a more permanent place to stay than her friend's couch. Enter Max's ad for a live-in nanny. The chemistry between Max and Addison was there from the start, but more importantly so is the chemistry between Addison and baby Dylan. Kendell Ryan does a wonderful writing Dylan, her speech and behavior are always appropriate to her age and developmental level. Ms. Ryan does not portray Addison as some sort of Mary Poppins nannying savant, she is an incredible caretaker who still gets food in her hair and scoops "logs" out of the bathtub.

As Max and Addison spend more time together, both with Dyan and alone, their mutual attraction intensifies, culminating in some wickedly steamy "grown-up" times. An insecure Addison questions her appeal to Max as a person beyond her role as his daughter's nanny and as a bed partner. Max's somewhat clueless nature about women feeds this insecurity but, thankfully, honest conversation is a strong part of the foundation of their relationship.

I really liked Max and Addison, individually and together as a couple. The House Mate really shines when it focuses on this developing family. I think that there were certain plot points and characters that could have been more developed, giving the story more weight. The House Mate has really good bones but could have used more meat. [refraining from making joke about Max's meat; the struggle is real]

Hot single dad, charming intelligent woman, and adorable baby, all in the hands of an author of Kendall Ryan's caliber definitely equal a positive (and sexy) experience.

Max Alexander is a thirty-five year old bachelor, who runs his own successful construction company. He doesn’t do relationships and commitments. So when an unexpected ex shows up at his front door and hands him a baby girl and says that he is the father, Max is completely shocked. And oh yeah, baby momma says that she can’t take care of Dylan anymore. So what does Max do? Well, the only option is to hire a live in nanny.

Addison is twenty-five years old and is in need of a job pronto. So when the opportunity came to be a nanny for Dylan, she didn’t hesitate to take the job. In fact she needed it, since it would provide her housing as well. The job should be a piece of cake for Addison since she loves kids and Dylan was a lovable baby to begin with. The only thing Addison needed to control was her attraction to hot single dad, Max.

As it turns out, the feeling was mutual as well since Max couldn’t stop thinking about Addison. He knew it was wrong to be sexually attracted to his baby’s nanny but he couldn’t help it. The more he got to know her, the more she found a way into his heart and mind. So what happens when Max acts on his attraction with Addison? Will Addison be able to still do her job as the nanny and keep a relationship with Max? Or will these two discover playing house is hard to do especially when deep emotional feelings gets involved?

Seriously, if there was ever a single dad to play house with, it would most definitely be Max Alexander. He was sweet, sexy, and oh so swoonworthy. He didn’t shy away his feelings when it came to Addison which I found very refreshing. He made his feelings and attraction known from the start. And as for Addison, she was indeed the girl next door who brought light, laughter, and fun back into Max’s life. So if you are looking for a feel good romance that is light on angst and drama but high on LOVE then this sweet and charming single dad romance is the book for you.

The House Mate rings in as the third installment of the Roommates series, and like the first two, it certainly doesn’t disappoint. A smokin’ hot single dad, his adorable little girl, and his obliviously gorgeous nanny with a heart as big as Saturn…what’s not to love? Max Alexander is a self-made success. His company is flourishing, his daughter is thriving, and his love life…well, two out of three ain’t bad… When the new nanny arrives, though, his less than active libido makes a resounding comeback! Addison Lane has always wanted a career around children. After an ugly breakup, and a major hit to her confidence, she finds her salvation in the form of a job opportunity as the live-in nanny for an adorable little girl. The perfect new job has only one minor issue…Addison’s body can’t stop reacting to her gorgeous new boss.

This book was such a great read! I have always been a huge fan of Kendall Ryan, and she delivers yet again with The House Mate. A sweet romance with plenty of drawbacks, snags, and snafu’s for them to overcome, it surrounds you with “ahhh’s”, “awww’s”, and “oh my’s”. A complete immersion in the adoration for one little girl, and the unavoidable attraction, respect, and ultimate devotion for each other. The story was full of subtle twists and turns, hills and valleys that kept you guessing, and your stomach never quite out of the clouds. Ms. Ryan has created and executed an awesome plot and storyline, kept it subtle and unique in it’s genre, and delivered it with her usual panache. The characters are amazing. I connected immediately with Addison, fell in love Max, and was completely enchanted by little Dylan. Character development was on point, and perfect for this story, though I wouldn’t mind knowing more about their histories. And, of course, the writing was genius. Kennedy Ryan is hella talented, and has delivered yet another masterful read.

After reading a couple of books by the author, it is no surprise that Kendall Ryan has become one of my favorite authors. She knows how to execute a great story filled with sexy characters and swooning romances that will leave you wanting for more. In The House Mate, we get to meet Addison and Max, two opposites who are trying to find a way to survive the obstacles that have recently come their way. In his thirties, Max Alexander has it all, he has money and women around him ready to please his every command. He has built a successful company, but he has never truly found love. This all comes crashing down on him when his ex shows up at his house to deliver the baby that they conceived over a year ago. Now he is a father who has no clue what to do, but when he hires a in-house nanny to take care of his daughter, he suddenly finds himself having feelings for her. He knows that she is a distraction that he can't afford to have, but as he gets to know her better, the more he wants her to be his.

On the other hand, Addison has recently broken up with her boyfriend and quitting school at the last minute has her on edge. She needs to find a job quickly, and that is when a sudden opportunity seems to be solving all of her problems. Yet, little did know that her boss was going to change her life forever. I really enjoyed reading this book, the characters have an instant chemistry that they can't deny. Living under the same roof definitely makes them worse for them because they can't run away from their feelings. As the two come to terms with their feelings, there are definitely things in their pasts that could jeopardize their future and they need to fix that. I loved Max, he truly is a great dad and swoon worthy character that will melt your heart. Addison is fun and is not really sure of what she wants at times, but she is trying to figure out what's best for her and those she loves. Overall, this was a quick romantic read that I would highly recommend picking up. :)

Oh you guys...this was SO FREAKING GOOD!!! I love me a single dad romance and Kendall Ryan took the premise and made it SPECTACULAR!!! I always fall SO freaking HARD for her characters and Max Alexander was no different. This was a FAVORITE of the series for me, FOR SURE! The minute I read the last sentence, I wanted to start ALL OVER AGAIN! And Max Alexander!!! OMG! Be prepared ladies!!! You will FALL INSTANTLY for this tatted up, gorgeous, alpha-male!

"I want it all, whatever you got. Whatever you want to do, I want in. Don't hold back, Addison, because I sure as **** don't intend to."

Sweet baby Jesus! See what I mean?! That isn't even the tip of the iceberg when it comes to Max's alphahole, but swoony demeanor. And Addison Lane was just the woman to bring him to his knees and boy did she!

Unexpected single dad falls for the nanny. Cliche, some might say. But you know what I say...I say that it's FREAKING HOT! The chemistry is instant and scorching hot, but they both keep their distance. He's her boss. She's his baby girl's nanny. They would just be inviting in disaster with a hook-up. But when the pull is just too strong, Max makes a proposition. Monday through Friday from 9-5 he is Addison's boss. At night and on the weekends, EVERYTHING is fair game. No strings. No commitments. Just pleasure on the off hours. But the more time they spend with each other in the bedroom, the harder it is to keep it professional during the daytime. Their connection turns into something more. Kendall Ryan has quickly become a go to author for me, when I found out she was writing a book about a hot single dad I was ecstatic. Anyone who follows my reviews knows that they are a big weakness of mine and this one was definitely one of my favourites.

This story didn’t start off how I anticipated it would but in saying that I loved how everything went down, I don't think it would have been the same had things went a different direction.

Max Alexander is nearing thirty five, he’s a single dad to a beautiful little girl called Dylan and owns his own construction company he has everything he needs and wants in his life. What he doesn’t have time for is the hot, single nanny he hires to take care of his daughter. Max won me over instantly in this book, I fell straight in love with him especially after seeing him take on the responsibility of his little girl. Like who doesn’t love hot, tatted, single fathers?

Addison has just got out of an awful relationship and has decided to swear off men for the foreseeable future. She is in desperate need of a job and can’t believe it when the nanny position falls into her lap. I really liked Addison, she loved Dylan as if she were her own child and went above and beyond to try and help Max navigate single parenthood. There wasn’t a bitchy bone in her body. Overall she was just such a likeable character for me.

Dylan stole the show on plenty of occasions, she was the cutest baby out and you just couldn’t help but love her especially after the bath scene.

This has definitely been my favourite book of this series, it had everything I hoped for and more and it surpassed all my expectations for this story. Kendall Ryan outdone herself with Max and Addison’s book and I am stoked to get my hands on The Soul Mate.

The only thing I would say about this book is that I would have liked to see how Tiffany was dealt with, I felt like that needed a little bit more but other than that I thought this book was perfect.

Will Max and Addison keep their relationship professional? Or will they cross the line between employer and employee and become lovers?

I loved The House Mate! The story is very sweet and sexy, with the perfect amount of drama. I loved that it was told from Addison's and Max's POVs. And the ending? Perfect!

Addison is a sweet and kind young woman that always dreamed of becoming a teacher. However, she put those dreams aside to help her boyfriend achieve his dreams. And things ended up badly for her. Now she has the opportunity of a fresh start. She loves children and falls for Dylan when she meets her. She tries to fight her feelings for Max because not only he's her boss but also because she's afraid of how acting on those feelings would affect her future relationship with Dylan.
I loved Max! He made me swoon a lot! He's a hardworking man that started his company after leaving the army. He never thought about settling down and having kids. But when he meets Dylan he falls completely in love with her and easily falls into the role of her father. Meeting Addison changes him even more and he starts thinking more about the future.

Once again, Kendall Ryan gives us a very sweet and sexy story, with great characters. The House Mate will hook you from the first page and you won't be able to stop reading.

I really enjoy single dad romance. There’s just something about a strong sexy man brought to his knees by a little baby girl that always gets to me. It’s delectably endearing!

In The House Mate, Max Alexander is thrown into parenthood quite abruptly when his ex-girlfriend comes back on his doorstep and lefts him to care for his one-year-old baby girl he didn’t even knew existed. He’s quick to integrate the sweet Dylan into his life and he fast forges an adorable bond with her. It’s very sweet to witness! My heart was melting while reading these moments he shares with his daughter. Her arrival is quite a change in his bachelor life so to help him with his new status as a single dad, he hires a live-in nanny. Addison is the perfect candidate for the job. She’s really great with Dylan and does her job perfectly treating her like she was her own. The only difficulty with her new job is her tempting boss with who she shares an undeniable chemistry. The attraction they have for each other escalate pretty quickly, but I appreciated the way their relationship still evolved gradually. They question these growing feelings and the well-being of Dylan before everything else before getting involved. Yes, it’s fast, but I feel like it’s the inevitable way with them. There’s just something there!

The House Mate story was so good, sweet and spicy at the same time. Fans of single dad romance will fall under the charm of Max that’s for sure!

This is book three in the Roommates series. They can all be read as a standalone.

This book is by far the best one to me. I absolutely adored it. Single dad - check, adorably cute one year old Dylan - check, Beautiful, smart, with a big heart nanny - check. Everything was so good about this book. There is some drama in this one, but its isn’t bad at all. Kendall Ryan knows how to show the soft side of a very alpha, dominant male. This book is sassy, sexy and cute, with dimples no less, it’s a perfect mix everything. I fell in love hard with all three of these people.

Addison is out of a job and needs a place to live instead of of crashing on her friend's couch. Max is all of a sudden in need of a nanny for a child he didn’t know existed, until she did. Addison has sworn off men after her latest relationship. I absolutely adored her.

Max is strong, sexy rich and doesn't do relationships. He is in and out and done. When his past turns up he is greeted with the one year old adorable Dylan.

Addison loves that little girl and that made my heart beat fast and flutter, just how they took to each other the instant they meet. Reading Max fumble through was great as well. He loves that little girl to bits. These two have the hardest time fighting their attraction. With her being the live in nanny there is no way to avoid it. They are combustible in the same room. Max has a huge heart. I loved the romance and friendship and watching it grow and blossom. Even when slight drama comes Addison is strong just as I said. The House Mate is such a fun and honestly lighthearted read. It is well written and the flow is perfect for this story.

Kendall Ryan has officially established herself as one of my favorite authors. Thank the Lord because the romance genre was one that was pretty much dead in my book world. Especially since I’m very hard to please in that department. So much borders on to cliche and childish that I just get put off instantly. However, Kendall brings a level of maturity and elegance to her books.
A few things that I liked include:

Max being honest and caring. He has his priorities straight and is incredibly supportive and forgiving. His dynamic with Addison is amazing. They are both just too cute together.
Addison is hilarious. She always seems to break the tension by cracking a few jokes unintentionally.
Dylan, the baby, is prefect. Cue the poop pool…LOL!
One question…what happened to Tiffany? Like, where did she go?

On to the next one in the series!!

For Max Alexander bachelor life is pretty much perfect. He runs his own construction company, which is doing very well, he has his choice of women and he's ridiculously hot. With no major responsibilities or commitments aside from his job he's pretty much free to live how he pleases... That is until his ex shows up one night explaining that Dylan is his and she can't take care of her anymore. Max is completely thrown into fatherhood without a warning and has no clue what to do. So, he does the only thing he can and puts an ad out for a nanny.

Addison is fresh out of a relationship that ended up leaving her homeless and her heart a mess. She wants nothing more than to pick up the pieces of her dreams and try to figure out how to get back on the path she wants her life to be on. With he friends help she finds an ad that is exactly what she needs... A parent looking for a live-in nanny with a hefty salary. Perfect!

When Addison meets Dylan for the first time it's beautiful. Dylan and Addison instantly form a connection that only gets stronger with time. The job should be a piece of cake... That is is she can fight the insane attraction she has towards Max. Little does she know that the feeling is mutual...

Kendall Ryan relievers yet another heartwarming story that features a sweet and fun girl next door and an insanely hot single dad who has his life together. When these two play house they find that their current living arrangements can get a whole lot hotter! By far this is one of my favorites from Kendall Ryan!!!

I absolutely love everything that Kendall Ryan writes. The House Mate is the third book in her Room Mates series but can be read a standalone. I fell in love with Max at the very beginning and was so happy he found Addison.

Max went from being a fun loving single man to a father of a young child in the blink of an eye. He wasn't sure how he was going to make his new life as a single father work but he knew he had to figure it out. He decides to hire a live in nanny to help care for his beautiful daughter Dylan.

Addison has decided to live life as a single woman after she finds out her boyfriend is gay. She moves in with her best friend until she gets back on her feet. She loves children so when she sees an ad for a live in nanny she decides to apply. She is immediately attracted to her potential new boss the minute he opens the door for her interview. Nothing good can come out having the hots for your new boss or your new employee. Will these two be able to fight their attraction for each other?

I loved the chemistry between Max and Addison. I loved the way they both interacted with baby Dylan. The secondary characters added lots of depth to the storyline. I can't wait to see what Kendall is working on next!

When he becomes a father overnight, Max is thrown into the deep end of the pool. He has no idea how to raise a little girl and needs all the help he can get. Lucky for him Addison desperately needs a job and is available right away. From the moment she meets Max's little girl, Dylan, Addison is smitten. And from the moment Max meets Addison, he is smitten. Of course she is his employee, so he struggles with his attraction to her. And the same goes for Addison. But once they make the decision to get involved things get ridiculously HOT.

I absolutely loved Max. He became a father overnight and never really gave a second thought to raising his daughter. Sure, he needed help, but he gave everything he had to make sure she was being raised right. And he was so good at it. HOT DADDY ALERT!!!! And Addison. I loved her as well. She formed this amazing bond with Dylan pretty much right away and was the perfect person to take care of her.

This book was such an great read. Max and Addison had amazing chemistry and the three of them, without even really trying, formed this perfect little family. Max was thrown a massive curveball with the arrival of Dylan, but he completely embraced fatherhood. I don't think that I have read many books involving a nanny, but if they are all as good as this one, sign me up!

The third book in the Roomates series by Kendall Ryan features a sexy single father, his Girl Next Door nanny and an adorable one year old. What more can you ask for?

Admittedly, this was not my favorite of the series or of Ryan’s books in general. Not because it wasn’t good, it was, but because there just wasn’t as much substance as the others. It is, at its core, a fluffy, feel good romance.

I liked the characters. Addison was lacking in self-confidence because of a past relationship, which made her relatable. Max had never been interested in a relationship, which made him a bit cliched, but when you get a few chapters in you won’t care.

The thing about this one is that it felt rushed and Max’s feeling for Addison didn’t really feel genuine. You’ll see what I mean, I think. I liked Max, but I couldn’t take him seriously, I guess. The entire book happens over the course of approximately two months and is an instalove/soulmates kind of read. I was really getting into it about halfway through, but then at around ninety percent, something so crazy and out of the blue happens. It escalated so quickly, I swear I got whiplash. But, you can’t not like a sweet little one-year old and Dylan is super sweet!

This is the perfect weekend read. A bit of a stretch, but still enjoyable with characters you will like and a baby. Everyone loves a baby!

Kendall Ryan has delivered another delightfully sexy and sinful story with The House Mate. There’s just something about a single dad that melts me every single time. And what a single dad Ryan gives us. Max is ex-Army, sexy, and delightfully awkward and tender with his daughter. I was a puddle of goo reading this. Sparks start to fly when he hires Addison to take care of his daughter. She’s nurturing, sweet, and unconsciously beautiful. The chemistry between them is instantaneous and combustible. And eventually becomes too difficult to resist. I loved these two characters, they were well-written and pretty complex. I loved the secondary characters of Max’s friends. They definitely added an additional layer of humor to the story. And Dylan was adorable and almost...just almost…gave me baby fever.

There is a little bit of drama in the story but it’s not over-the-top. I loved how real the parenting got. It’s not all rainbows and sunshine but with the right partner even the worse of days can be fun or at least have some comedic value. If you want a sweet, light-hearted read with a DILF that’ll make you swoon, definitely pick this up. I’m so happy that I hopped on the Ryan train with The Room Mate, I haven’t been disappointed yet. I can’t wait to see what she throws at us next.

Max Alexander is a successful businessman with a great family, close friends, and his pick of women. He suffers no hesitation in his lifestyle, taking every challenge head on. One challenge he never expected was becoming a single father to a one-year-old daughter, Dylan. When an ex he hasn't spoken to in about eighteen months shows up at his home with Dylan in tow, a duffel bag, and a one-page note explaining she can't handle parenting anymore, Max is suddenly thrust into parenthood.

We don't see much of Max's first hours or days with Dylan. He takes to caring for a baby quite easily, without any serious (or comic) missteps. Author Kendall Ryan missed an opportunity for some levity by not sharing some of these early moments: first diaper change, building a crib, first meal, etc. Did his mom come over and teach him? How did his buddies react?

After being unceremoniously dumped by her live-in boyfriend, Addison finds herself desperately in need of a job and a more permanent place to stay than her friend's couch. Enter Max's ad for a live-in nanny. The chemistry between Max and Addison was there from the start, but more importantly so is the chemistry between Addison and baby Dylan. Kendell Ryan does a wonderful writing Dylan, her speech and behavior are always appropriate to her age and developmental level. Ms. Ryan does not portray Addison as some sort of Mary Poppins nannying savant, she is an incredible caretaker who still gets food in her hair and scoops "logs" out of the bathtub.

As Max and Addison spend more time together, both with Dyan and alone, their mutual attraction intensifies, culminating in some wickedly steamy "grown-up" times. An insecure Addison questions her appeal to Max as a person beyond her role as his daughter's nanny and as a bed partner. Max's somewhat clueless nature about women feeds this insecurity but, thankfully, honest conversation is a strong part of the foundation of their relationship.

I really liked Max and Addison, individually and together as a couple. The House Mate really shines when it focuses on this developing family. I think that there were certain plot points and characters that could have been more developed, giving the story more weight. The House Mate has really good bones but could have used more meat. [refraining from making joke about Max's meat; the struggle is real]

Hot single dad, charming intelligent woman, and adorable baby, all in the hands of an author of Kendall Ryan's caliber definitely equal a positive (and sexy) experience.

Addison is twenty-five years old and is in need of a job pronto. So when the opportunity came to be a nanny for Dylan, she didn’t hesitate to take the job. In fact she needed it, since it would provide her housing as well. The job should be a piece of cake for Addison since she loves kids and Dylan was a lovable baby to begin with. The only thing Addison needed to control was her attraction to hot single dad, Max.

As it turns out, the feeling was mutual as well since Max couldn’t stop thinking about Addison. He knew it was wrong to be sexually attracted to his baby’s nanny but he couldn’t help it. The more he got to know her, the more she found a way into his heart and mind. So what happens when Max acts on his attraction with Addison? Will Addison be able to still do her job as the nanny and keep a relationship with Max? Or will these two discover playing house is hard to do especially when deep emotional feelings gets involved?

Seriously, if there was ever a single dad to play house with, it would most definitely be Max Alexander. He was sweet, sexy, and oh so swoonworthy. He didn’t shy away his feelings when it came to Addison which I found very refreshing. He made his feelings and attraction known from the start. And as for Addison, she was indeed the girl next door who brought light, laughter, and fun back into Max’s life. So if you are looking for a feel good romance that is light on angst and drama but high on LOVE then this sweet and charming single dad romance is the book for you.

His company is flourishing, his daughter is thriving, and his love life…well, two out of three ain’t bad… When the new nanny arrives, though, his less than active libido makes a resounding comeback! Addison Lane has always wanted a career around children. After an ugly breakup, and a major hit to her confidence, she finds her salvation in the form of a job opportunity as the live-in nanny for an adorable little girl. The perfect new job has only one minor issue…Addison’s body can’t stop reacting to her gorgeous new boss.

This book was such a great read! I have always been a huge fan of Kendall Ryan, and she delivers yet again with The House Mate. A sweet romance with plenty of drawbacks, snags, and snafu’s for them to overcome, it surrounds you with “ahhh’s”, “awww’s”, and “oh my’s”. A complete immersion in the adoration for one little girl, and the unavoidable attraction, respect, and ultimate devotion for each other. The story was full of subtle twists and turns, hills and valleys that kept you guessing, and your stomach never quite out of the clouds. Ms. Ryan has created and executed an awesome plot and storyline, kept it subtle and unique in it’s genre, and delivered it with her usual panache. The characters are amazing. I connected immediately with Addison, fell in love Max, and was completely enchanted by little Dylan. Character development was on point, and perfect for this story, though I wouldn’t mind knowing more about their histories. And, of course, the writing was genius. Kennedy Ryan is hella talented, and has delivered yet another masterful read.

After reading a couple of books by the author, it is no surprise that Kendall Ryan has become one of my favorite authors. She knows how to execute a great story filled with sexy characters and swooning romances that will leave you wanting for more. In The House Mate, we get to meet Addison and Max, two opposites who are trying to find a way to survive the obstacles that have recently come their way. In his thirties, Max Alexander has it all, he has money and women around him ready to please his every command. He has built a successful company, but he has never truly found love. This all comes crashing down on him when his ex shows up at his house to deliver the baby that they conceived over a year ago. Now he is a father who has no clue what to do, but when he hires a in-house nanny to take care of his daughter, he suddenly finds himself having feelings for her. He knows that she is a distraction that he can't afford to have, but as he gets to know her better, the more he wants her to be his.

On the other hand, Addison has recently broken up with her boyfriend and quitting school at the last minute has her on edge. She needs to find a job quickly, and that is when a sudden opportunity seems to be solving all of her problems. Yet, little did know that her boss was going to change her life forever. I really enjoyed reading this book, the characters have an instant chemistry that they can't deny. Living under the same roof definitely makes them worse for them because they can't run away from their feelings. As the two come to terms with their feelings, there are definitely things in their pasts that could jeopardize their future and they need to fix that. I loved Max, he truly is a great dad and swoon worthy character that will melt your heart. Addison is fun and is not really sure of what she wants at times, but she is trying to figure out what's best for her and those she loves. Overall, this was a quick romantic read that I would highly recommend picking up. :)

Oh you guys...this was SO FREAKING GOOD!!! I love me a single dad romance and Kendall Ryan took the premise and made it SPECTACULAR!!! I always fall SO freaking HARD for her characters and Max Alexander was no different. This was a FAVORITE of the series for me, FOR SURE! The minute I read the last sentence, I wanted to start ALL OVER AGAIN! And Max Alexander!!! OMG! Be prepared ladies!!! You will FALL INSTANTLY for this tatted up, gorgeous, alpha-male!

Sweet baby Jesus! See what I mean?! That isn't even the tip of the iceberg when it comes to Max's alphahole, but swoony demeanor. And Addison Lane was just the woman to bring him to his knees and boy did she!

Unexpected single dad falls for the nanny. Cliche, some might say. But you know what I say...I say that it's FREAKING HOT! The chemistry is instant and scorching hot, but they both keep their distance. He's her boss. She's his baby girl's nanny. They would just be inviting in disaster with a hook-up. Kendall Ryan has quickly become a go to author for me, when I found out she was writing a book about a hot single dad I was ecstatic. Anyone who follows my reviews knows that they are a big weakness of mine and this one was definitely one of my favourites.

This story didn’t start off how I anticipated it would but in saying that I loved how everything went down, I don't think it would have been the same had things went a different direction.

Max Alexander is nearing thirty five, he’s a single dad to a beautiful little girl called Dylan and owns his own construction company he has everything he needs and wants in his life. What he doesn’t have time for is the hot, single nanny he hires to take care of his daughter. Max won me over instantly in this book, I fell straight in love with him especially after seeing him take on the responsibility of his little girl. Like who doesn’t love hot, tatted, single fathers?

Addison has just got out of an awful relationship and has decided to swear off men for the foreseeable future. She is in desperate need of a job and can’t believe it when the nanny position falls into her lap. I really liked Addison, she loved Dylan as if she were her own child and went above and beyond to try and help Max navigate single parenthood. There wasn’t a bitchy bone in her body. Overall she was just such a likeable character for me.

Dylan stole the show on plenty of occasions, she was the cutest baby out and you just couldn’t help but love her especially after the bath scene.

This has definitely been my favourite book of this series, it had everything I hoped for and more and it surpassed all my expectations for this story. Kendall Ryan outdone herself with Max and Addison’s book and I am stoked to get my hands on The Soul Mate.

The only thing I would say about this book is that I would have liked to see how Tiffany was dealt with, I felt like that needed a little bit more but other than that I thought this book was perfect.

I loved The House Mate! The story is very sweet and sexy, with the perfect amount of drama. I loved that it was told from Addison's and Max's POVs. And the ending? Perfect!

Addison is a sweet and kind young woman that always dreamed of becoming a teacher. However, she put those dreams aside to help her boyfriend achieve his dreams. And things ended up badly for her. Now she has the opportunity of a fresh start. She loves children and falls for Dylan when she meets her. She tries to fight her feelings for Max because not only he's her boss but also because she's afraid of how acting on those feelings would affect her future relationship with Dylan.
I loved Max! He made me swoon a lot! He's a hardworking man that started his company after leaving the army. He never thought about settling down and having kids. But when he meets Dylan he falls completely in love with her and easily falls into the role of her father. Meeting Addison changes him even more and he starts thinking more about the future.

Once again, Kendall Ryan gives us a very sweet and sexy story, with great characters. The House Mate will hook you from the first page and you won't be able to stop reading.

I really enjoy single dad romance. There’s just something about a strong sexy man brought to his knees by a little baby girl that always gets to me. It’s delectably endearing!

In The House Mate, Max Alexander is thrown into parenthood quite abruptly when his ex-girlfriend comes back on his doorstep and lefts him to care for his one-year-old baby girl he didn’t even knew existed. He’s quick to integrate the sweet Dylan into his life and he fast forges an adorable bond with her. It’s very sweet to witness! My heart was melting while reading these moments he shares with his daughter. Her arrival is quite a change in his bachelor life so to help him with his new status as a single dad, he hires a live-in nanny. Addison is the perfect candidate for the job. She’s really great with Dylan and does her job perfectly treating her like she was her own. The only difficulty with her new job is her tempting boss with who she shares an undeniable chemistry. The attraction they have for each other escalate pretty quickly, but I appreciated the way their relationship still evolved gradually. They question these growing feelings and the well-being of Dylan before everything else before getting involved. Yes, it’s fast, but I feel like it’s the inevitable way with them. There’s just something there!

The House Mate story was so good, sweet and spicy at the same time. Fans of single dad romance will fall under the charm of Max that’s for sure!

This book is by far the best one to me. I absolutely adored it. Single dad - check, adorably cute one year old Dylan - check, Beautiful, smart, with a big heart nanny - check. Everything was so good about this book. There is some drama in this one, but its isn’t bad at all. Kendall Ryan knows how to show the soft side of a very alpha, dominant male. This book is sassy, sexy and cute, with dimples no less, it’s a perfect mix everything. I fell in love hard with all three of these people.

Addison is out of a job and needs a place to live instead of of crashing on her friend's couch. Max is all of a sudden in need of a nanny for a child he didn’t know existed, until she did. Addison has sworn off men after her latest relationship. I absolutely adored her.

Max is strong, sexy rich and doesn't do relationships. He is in and out and done. When his past turns up he is greeted with the one year old adorable Dylan.

Addison loves that little girl and that made my heart beat fast and flutter, just how they took to each other the instant they meet. Reading Max fumble through was great as well. He loves that little girl to bits. These two have the hardest time fighting their attraction. With her being the live in nanny there is no way to avoid it. They are combustible in the same room. Max has a huge heart. I loved the romance and friendship and watching it grow and blossom. Even when slight drama comes Addison is strong just as I said. The House Mate is such a fun and honestly lighthearted read. It is well written and the flow is perfect for this story.

Kendall Ryan has officially established herself as one of my favorite authors. Thank the Lord because the romance genre was one that was pretty much dead in my book world. Especially since I’m very hard to please in that department. So much borders on to cliche and childish that I just get put off instantly. However, Kendall brings a level of maturity and elegance to her books.
A few things that I liked include:

Max being honest and caring. He has his priorities straight and is incredibly supportive and forgiving. His dynamic with Addison is amazing. They are both just too cute together.
Addison is hilarious. She always seems to break the tension by cracking a few jokes unintentionally.
Dylan, the baby, is prefect. Cue the poop pool…LOL!
One question…what happened to Tiffany? Like, where did she go?

On to the next one in the series!!

She wants nothing more than to pick up the pieces of her dreams and try to figure out how to get back on the path she wants her life to be on. With he friends help she finds an ad that is exactly what she needs... A parent looking for a live-in nanny with a hefty salary. Perfect!

When Addison meets Dylan for the first time it's beautiful. Dylan and Addison instantly form a connection that only gets stronger with time. The job should be a piece of cake... That is is she can fight the insane attraction she has towards Max. Little does she know that the feeling is mutual...

Kendall Ryan relievers yet another heartwarming story that features a sweet and fun girl next door and an insanely hot single dad who has his life together. When these two play house they find that their current living arrangements can get a whole lot hotter! By far this is one of my favorites from Kendall Ryan!!!

I absolutely love everything that Kendall Ryan writes. The House Mate is the third book in her Room Mates series but can be read a standalone. I fell in love with Max at the very beginning and was so happy he found Addison.

Max went from being a fun loving single man to a father of a young child in the blink of an eye. He wasn't sure how he was going to make his new life as a single father work but he knew he had to figure it out. He decides to hire a live in nanny to help care for his beautiful daughter Dylan.

Addison has decided to live life as a single woman after she finds out her boyfriend is gay. She moves in with her best friend until she gets back on her feet. She loves children so when she sees an ad for a live in nanny she decides to apply. She is immediately attracted to her potential new boss the minute he opens the door for her interview. Nothing good can come out having the hots for your new boss or your new employee. Will these two be able to fight their attraction for each other?

I loved the chemistry between Max and Addison. I loved the way they both interacted with baby Dylan. The secondary characters added lots of depth to the storyline. I can't wait to see what Kendall is working on next!

When he becomes a father overnight, Max is thrown into the deep end of the pool. He has no idea how to raise a little girl and needs all the help he can get. Lucky for him Addison desperately needs a job and is available right away. From the moment she meets Max's little girl, Dylan, Addison is smitten. And from the moment Max meets Addison, he is smitten. Of course she is his employee, so he struggles with his attraction to her. And the same goes for Addison. But once they make the decision to get involved things get ridiculously HOT.

I absolutely loved Max. He became a father overnight and never really gave a second thought to raising his daughter. Sure, he needed help, but he gave everything he had to make sure she was being raised right. And he was so good at it. HOT DADDY ALERT!!!! And Addison. I loved her as well. She formed this amazing bond with Dylan pretty much right away and was the perfect person to take care of her.

This book was such an great read. Max and Addison had amazing chemistry and the three of them, without even really trying, formed this perfect little family. Max was thrown a massive curveball with the arrival of Dylan, but he completely embraced fatherhood. I don't think that I have read many books involving a nanny, but if they are all as good as this one, sign me up!

The third book in the Roomates series by Kendall Ryan features a sexy single father, his Girl Next Door nanny and an adorable one year old. What more can you ask for?

Admittedly, this was not my favorite of the series or of Ryan’s books in general. Not because it wasn’t good, it was, but because there just wasn’t as much substance as the others. It is, at its core, a fluffy, feel good romance.

I liked the characters. Addison was lacking in self-confidence because of a past relationship, which made her relatable. Max had never been interested in a relationship, which made him a bit cliched, but when you get a few chapters in you won’t care.

The thing about this one is that it felt rushed and Max’s feeling for Addison didn’t really feel genuine. You’ll see what I mean, I think. I liked Max, but I couldn’t take him seriously, I guess. The entire book happens over the course of approximately two months and is an instalove/soulmates kind of read. I was really getting into it about halfway through, but then at around ninety percent, something so crazy and out of the blue happens. It escalated so quickly, I swear I got whiplash. But, you can’t not like a sweet little one-year old and Dylan is super sweet!

This is the perfect weekend read. A bit of a stretch, but still enjoyable with characters you will like and a baby. Everyone loves a baby!

Kendall Ryan has delivered another delightfully sexy and sinful story with The House Mate. There’s just something about a single dad that melts me every single time. And what a single dad Ryan gives us. Max is ex-Army, sexy, and delightfully awkward and tender with his daughter. I was a puddle of goo reading this. Sparks start to fly when he hires Addison to take care of his daughter. She’s nurturing, sweet, and unconsciously beautiful. The chemistry between them is instantaneous and combustible. And eventually becomes too difficult to resist. I loved these two characters, they were well-written and pretty complex. I loved the secondary characters of Max’s friends. They definitely added an additional layer of humor to the story. And Dylan was adorable and almost...just almost…gave me baby fever.

There is a little bit of drama in the story but it’s not over-the-top. I loved how real the parenting got. It’s not all rainbows and sunshine but with the right partner even the worse of days can be fun or at least have some comedic value. If you want a sweet, light-hearted read with a DILF that’ll make you swoon, definitely pick this up. I’m so happy that I hopped on the Ryan train with The Room Mate, I haven’t been disappointed yet. I can’t wait to see what she throws at us next.
