While reading the book I entered more than 20 sticky notes to remind me to re-read the page again. Incredible amount of useful advice and models. I recommend this book to beginners like me (7 rentals and counting). Easy to read and understand, provides aha moments if you're in the learning curve of a real estate career. I found it useful in learning new ways to think as a problem solver involved in real estate.

I would recommend this book to new and experienced investors alike. The way that the real estate investing process is broken down is understandable and more in-depth than other books I have read on the subject. This is one book I will continue to reference in the future!

Interesting read but it does contain a lot of sales hype. Keep in mind when reading that this book was published just before the real estate crash. Many of the tactics taught are extremely risky. A lot of leverage is always risky and this book is built around borrowing a lot of money.

Fantastic read! It methodically takes you through the process with great clarity and offers worksheets if you want or need them. If you are or are interested in being a real estate investor, you will not regret buying the book!

This book has been very motivational & insightful. I am in the remodeling, construction an& home improvement industry. I am very interested in adding real estate to my business portfolio as it complements what I already do. The wealthy of today & yesteryear often build deep rather than wide. This book has been extremely helpful in my journey to build wealth for generations to come.

As a Keller Williams Realtor I have read everything Gary has written. I am also an investor and work with investors and like to give this to anyone wanting to invest in real estate. It is really all about deciding that real estate is the way to make you the money and then making a plan how to do it. Follow the steps in this book and you can Dream a Million, Buy a Million, Own a Million and Make a Million. We have completed the first 3 and on the way to Make a Million.

Inspirational as well as informational. There was so much in this book it was impossible to absorb all of the suggestions with one read. I see myself rereading this book once a year for the next few years to really get a handle on all the material.

This is a good motivational book that will help you decide to invest in real estate. However, I was searching for more 'how to' details. I hoped the book would have more business startup advice and how to utilize an LLC or other entity to purchase/manage properties.

The book doesn't give you any secret ingredient for success, however it shows you purpose, reasoning and strategies that make sure sense. Great Book, one of the best that I have read. I think Every new investor should start with this book.

Gary Keller & Co. have created a masterwork guide on how to properly invest in real estate. The book addresses not only the psychological necessities of undertaking such an endeavor, but also addresses the practical concerns. Contrary to some of the reviews below, personally, I found that the advice given was very solid and useful; very "nuts and bolts", if you will. Of course the book isn't going to tell you what lines to fill in on a purchase agreement. With the information provided, one can definitely begin an investing career, so the objective of the authors has been met. The only thing they could possibly do to make it more "nuts and bolts" than it already is would be to go out and actually purchase a home for every reader. Seriously, did we read the same book, guys? Did you even read it cover to cover?
Anyway - this is a great book for desk reference for any aspiring real estate professional, regardless of job description. It is a must-have for anyone looking to buy a home, even if they're not an investor. Following the advice in this book will make it very likely that a person will make a very wise purchasing decision.
Bottom line - EVERYONE needs to read this book if they're planning on doing anything with real estate.

Id' give this book 3 stars despite all the positive reviews. For starters first half! of this book simply preaches that trying to make money is not bad and just tries to "push" people out of their passivity into being an active investor. For many of us this is not necessary. Only thing of value I found in the first half of the book is the statement that "you can follow other successful people's model".
Besides I feel the author doesn't give enough importance to the efforts involved in renting out your investment properties (especially to support the loan amortization) - Although I cant disagree with basic principle of building wealth through equity that the author lays out.
Finally I would have loved to reach more things about commercial real estate which is fully omitted.
In essence this is meant for investments that are more "defensive" in nature rather than "entrepreneurial".

Good overviews of real estate investor basics.
I wish there was a better discussion of creative financing.
Also missing was an adequate set of tenant screening methods to prevent
Turnover expenses.
